The most important step in selling your home is pricing it correctly from the onset. It’s a well known fact that overpriced homes take longer to sell and usually sell for a lower price. Since the majority of your showings will occur in the first 30 days on the market it is crucial that your home is positioned in the market correctly. We don’t just look at the “Solds” for the last 90 days and make a snap decision like most do.

We evaluate all of the market variables present to create a Advanced Comprehensive Market Analysis for every client’s property. This includes:

  • Detailed review of the last 2 years of sales in your market area & hyper-local market performance metrics for the last 30, 90, & 180 days.
  • Current competition that buyers will compare your property against
  • Market factors that affect your property such as seasonality, local market trends, & supply vs. demand in your area.
  • Factors that affect desirability such as neighborhood amenities, condition of the neighborhood, etc.
